Not every roofing problem requires a full tear off. Isolated leaks, a handful of damaged shingles after a storm, or a single failed flashing detail are often resolved with a targeted repair. A full replacement becomes the right call when the roof is past its expected service life, has widespread granule loss, or when the decking underneath has been compromised by long term moisture.
We inspect before recommending either path and will show you photos of exactly what we found. If a repair will genuinely hold for several more years, we say so plainly, even though a full replacement is the larger job for us.
A proper replacement starts with a full tear off down to the decking, not a layover installed on top of old shingles. We inspect and replace any damaged decking, install synthetic underlayment and ice and water shield in vulnerable areas, then install new shingles or metal roofing per manufacturer specification, which is what makes extended warranties possible in the first place.
Most single family homes are completed in one to two days depending on roof size and complexity. Your yard and landscaping are protected with tarps, a magnetic sweep is run at the end of each day to collect stray nails, and a dumpster is scheduled for same-day removal of old material so your property is not left with debris overnight.
